URA prepares massive Sengkang site for new residential estate

Several large parcels of land located in Fernvale North have been designated for residential use. An estate for housing is expected to form in Sengkang.

The site is bounded Jalan Kayu by Fernvale Street and Anchorvale Street. It will also be bounded by the Tampines Expressway, Sengkang West Drive, and Sengkang West Drive. The location will be located close to Kupang, Thanggam and Sengkang Riverside Park.

The Urban Redevelopment Authority (URA) on April 29, stated that the development proposed would help meet the growing demand for housing in the area, and offer residents social and community amenities and a better access to parks and better road connectivity.

According to URA, one large site bound by Jalan Kayu, Fernvale Street and Fernvale Crescent is proposed to be designated residential (subject to detailed planning).

A site within Fernvale Road and Fernvale Crescent along with the streets around it are slated for a massive residential development. Plot ratios between 3.9 and 4.20 are being assigned to various parcels of land. A small park and church are also being planned on this area, according to checks by The Business Times.

Another location, bounded by Fernvale Crescent, Anchorvale Street and a new road, Sengkang West Drive, is expected to meet demand for housing and. This location will also be used as a park, a medical and health zone.

Sengkang the satellite town in the north-east of Singapore is expanding rapidly. According to the Department of Statistics Singapore’s Population Trends report from 2023, Sengkang was one of five planning areas that had more than 250,000 inhabitants. Bedok, Tampines Jurong West Tampines Jurong West, and Woodlands were the other four. According to the report,, there are seven subzones in Sengkang : Sengkang West (also called Fernvale), Anchorvale (also known as Compassvale), Sengkang Town Centre (also called Rivervale), Lorong Halus North and Sengkang Town Centre.

The Anchorvale Village, which is 207 units Anchorvale Village and the 933-unit Fernvale Vines, as well as the 2,500-unit Rivervale shores are among the recent Build-To-Order projects that were launched in Sengkang between 2017 and 2019.

BTO flats in Fernvale Vines, the latest BTO that was launched in February of 2019 in Sengkang the city of Sengkang, were priced at S$102,000 for a two-room flexi unit and S$442,000 for three-generation flats.

Lee Sze Teck, Huttons chief of data analytics, stated that the last condominium launch in Fernvale was the 735-unit Parc Botannia by Sing Holdings and Wee Hur. The project sold 230 condo units during its first weekend of launch in 2017 at an average cost per square foot of S$1,270.

Lee said: “There could be a mix of executive condominiums (EC) and public housing in Fernvale. The parcels bound by Fernvale Road, Fernvale Street and Fernvale Crescent could have between 4,500 to 5000 units. Other parcels along Anchorvale Street could have 6,000-7,000 homes.”

On Monday, URA said land parcels along Bukit Panjang Ring Road were proposed for residential use. The parcel is very close to Bangkit LRT station. Bangkit LRT station.

URA stated: “The proposed amendments are intended to allow for a development that will support the need for housing in the region as well as allow more residents to have greater access to amenities as well as public transport.”

Huttons’ Lee noted that the Bukit Panjang site is currently being used by Beacon Primary School.

He said: “It may mean the moving or merging of Beacon Primary with another school. The parcel of land can create between 900-1,000 dwelling homes, which is likely for the creation of a BTO.

Additionally, some land parcels along Woodlands Drive 17 may be put aside for residential use, too.

Lee said, “This parcel of land is located next to Singapore Sports School. It’s right next to an GLS site (government land sale) along Champions Way that sold for S$904 per square foot ppr in September 2023.”

He added that the property is accessible via the foot from Woodlands South MRT Station, could potentially generate more than 1,000 housing units.

He added: “If it is for private or EC developments, it could be more beneficial to divide the site into two in order to reduce the risk to developers.”
